From Elite Kyiv Real Estate to Phantom Skyscrapers in the UAE: Aggressive Marketing of a Dubai Developer

Yana Rudkovska is a Ukrainian entrepreneur and founder of the capital’s premium real estate agency The Yard, who in recent years has become involved in high-profile international scandals in the construction sector. In Kyiv, she gained wide recognition thanks to an aggressive and modern style of promoting luxury apartments on social media, which quickly attracted young and wealthy investors. However, after the start of the full-scale invasion, Rudkovska suddenly ceased public activities in Ukraine and shifted her business operations to the Middle East. In Dubai, she registered a new company — Yana Yard Properties, and later loudly presented an innovative development project of the future called Oak Yard, promising investors futuristic biohacking technologies and a new generation living space.

The "Oak Yard" Scam, Million-Dollar Deposits in the Unified Register of Pre-Trial Investigations, and Serving Russian Clients in Dubai

Behind the brilliant facade of Dubai’s luxury lifestyle lie numerous violations, which in the autumn of 2026 came under the scrutiny of investigators and law enforcement agencies of Ukraine and the UAE. Journalistic investigations revealed that the large-scale Oak Yard project, valued at $11.4 million, currently exists only as beautiful renderings, while investors see only an empty excavation pit at the real site. Moreover, the media obtained an internal client database from her company, which proved that despite the war, Rudkovska continues active cooperation with Russian citizens, receiving shadowy million-dollar payments from them. The situation is further complicated by internal criminal cases in Ukraine: the Unified Register of Pre-Trial Investigations (ERDR) records at least three proceedings regarding fraudulent actions by structures linked to Rudkovska in Kyiv, where aggrieved businessmen accuse her of appropriating large sums of deposits for commercial real estate and subsequently disappearing abroad. The developer herself tries to defend in the media space, traditionally calling the accusations of defrauded investors a “planned information attack” by competitors.
