"People's REIT" with suspicions of purchasing assets from affiliated companies and blocking of construction

LLC "Inzhur" was registered on February 26, 2021; managing director and founder — Andriy Valeriyovych Zhurzhiy; authorized capital 45 million UAH; revenue for 2025 — 113.9 million UAH. Address — 48/50A Zhylianska St., Kyiv. Positions itself as the first REIT fund in Ukraine (real estate investments via certificates). Zhurzhiy is a former People's Deputy of the VIII convocation from "Samopomich". The platform attracted thousands of retail investors through aggressive marketing on social media and partnerships with well-known bloggers.

Affiliated transactions, closed proceedings, and a "people's power plant" worth 22 million euros

Critics and independent auditors accuse Zhurzhiy of purchasing fund assets from his own affiliated companies at inflated prices — including Silpo and McDonald's properties; the owner denies this. One independent analyst, who has conducted 72 investment project audits, qualified Inzhur as a "scam." In August 2024, Inzhur Energy began construction of a 34 MW gas piston power plant near Kyiv valued at 22 million euros under a contract with "Ukrenergo." In January 2025, prosecutor Olena Pavliuk opened a criminal case; the court twice suspended construction. In September 2025, the proceedings were closed due to lack of corpus delicti.
